Every comment lands in one table.

Parsing a letter by hand takes days — and owners don't even have the code books. Here, every response is drafted, checked against your files and the code, and cited. Then you get the city's own letter back with the answers filled in under each comment — the way plan checkers ask for it.

Pay once for the work.
Then it's your team's tracker.

  • Share one link. Everyone on it sees the same comments, ticks and assignments — architect, engineer, contractor, owner.
  • A response and a plan for every comment. The reply to the city, drafted, plus what to change on which sheet — and when the reviewer got it wrong, we say so and cite why. Then tick it off, or assign it to a role or a name.
  • Ask the chat, powered by Ichi. It knows your letter, your plans, and the state and municipal codes behind every comment — any code question, answered with the exact text.
  • Export when you're done. The tracker as a table, the city's own letter as a Word file with your responses under each comment, and how to package the resubmittal for your jurisdiction.

Professionals already trust the engine behind this.

Daniel · Architect, 12-person firm

Third round on a tenant improvement, and half the letter was "comment remains outstanding." It lined each PC3 note up against our PC2 response and showed exactly what the examiner still couldn't find — the UL listing we'd cited but never referenced on a sheet. One round later we had the permit.

Priya · Permit expediter

Berkeley ADU. The city-specific items — C&D recycling ordinance, the gas shut-off valve, a surveyor's letter for the setback — aren't in the CRC, and it knew all three. It also told me which ones were paperwork and which needed a drawing change, so I could split the work between the owner and the designer in about a minute.

Marcus · Homeowner, ADU project

Our first correction letter started with a cover-sheet list: occupancy group, construction type, sprinklers, area of work — we hadn't filled in any of it. The chat explained what each one meant for a detached ADU, and the Word export went back to the city with our answers under every item.

GPT, Claude, and Gemini are great. In general. Comment letters and construction documents are not general: hundreds of pages, one city's adopted code, one edition — and every comment pointing at specific sheets and code sections.

By hand: ~20 min per comment to read it, find and read the code, check the sheet, draft and log a response. Here, those 14 minutes cover extracting every comment, checking each against the code and your plans, drafting every response, and setting up the tracker — clarifications are a chat question away.

  • Every comment extracted, with its code citations and plan sheets
  • A drafted response for every one, checked against the code and your plans — with push-back flags when the reviewer got it wrong
  • A shared tracker for your team: tick, assign, and ask the Ichi-powered chat any code question

Short answers. The longer versions live on the blog.

What is a plan check comment letter?

A comment letter is the list of corrections a city plan checker sends back after reviewing your permit drawings. Cities also call it a correction letter, a correction notice, plan review comments, or a plan check letter. Each numbered comment cites a code section and asks for a change or a clarification before the permit can be issued.

What do I upload?

Upload the comment letter itself, as a PDF or Word file, and drop in the rest of the submittal package: drawings, calculations, reports. Every comment is checked not only against the state and municipal code but against your own files, so the more the agent can read, the more precisely each response points to a sheet. Only the letter is required, and there is no account to create.

What do I get back?

One table with every comment from the letter, in the letter's own numbering. Under each comment: a drafted response, the code section it rests on, a verdict on whether the comment is a real deficiency, and a short action plan naming what to change and on which sheet. You can chat with the report, assign comments to your team, and export the responses into your letter.

How does it know which building code applies?

The letter's header names the city and usually the permit number. From that, the engine picks the adopted code group for that jurisdiction: the state code, the year edition, and local amendments where we have them. Each comment is checked against that code, not against a general model's memory.

Can I read the report in my language?

Yes. The report is written in English, and one control above the table turns every comment, drafted response and action plan into Spanish, Chinese, Tagalog, Vietnamese, Korean, Russian, Armenian, Arabic and a dozen more — and back to English. Code sections, sheet numbers and dimensions stay exactly as the city wrote them. The Word export you send to the city stays in English.

How much does it cost?

The first 6 comments are free to preview (the first one, on a letter of 6 or fewer). To unlock the whole report you pay once, by comment count: $19 for 5 comments or fewer, up to $69 for 30, then $10 for every further 5. No subscription. If the report is not useful, we refund you in full.

Is my project private?

Yes. Every upload gets its own isolated project, and the only way to open a report is its link, which carries a random identifier that cannot be guessed or enumerated. Report pages are hidden from search engines and never cached by crawlers, and we never share a link with anyone. You may share it with your team to work on the letter together; from then on, who holds the link is up to you. Your files are never used to train AI models, and we delete a run on request.

Is the report professional advice?

No. It is a drafting and verification tool for you and your design team. Every response is a draft that a licensed professional on the project should review before it goes to the city, especially structural, fire and accessibility items. The report tells you what the code says and where; the decision stays with you.

Can I send the responses back to the city?

Yes. When your letter is a Word file, the export fills your original letter with a response under each comment, in the letter's own fonts and numbering. Otherwise you copy each response, or share the report link with the people on your team who make the drawing changes.
